Income

Proof of steady income with low debt to income ratio to cover rent and utilities.  Normal Standard for income is minimum 3 times monthly rent in income. Homes are not Section 8 approved and therefor we cannot accept section 8 or vouchers. Credit check will be required.  Income and job verification will be required.  Co-signers may be required for anyone that does not have all income verifications.


Military

Military on orders will receive a 5% discount on monthly rent. 


Pets

Pets are not accepted at most of our properties.  Service animals must show proof of training as a service animal.  Pet rent and deposit are required for any pets allowed in the property. Emotional Support Animals are no longer a protected class and will not be accepted as the amount of damage is in excess of anticipated standard.


Multiple tenants may be accepted if all parties are listed on the lease (no more than 3 parties per lease).  Atchison City and County requirements must be maintained. If more than one party on the lease the first signor will be responsible for collecting and paying rent in full. The first signor will be the contact for all parties for walk throughs and repairs.

Criminal and background checks will be required. 

Smoking or Vaping of legal or non-legal substances are never allowed in any of our units.  This will result in loss of deposit and liability for all damages or repairs related to smoke will be assessed to the tenant. 

Changes to properties interior, exterior, or grounds must be approved and inspected.
